Area Descriptions


Tampa Township House

Tampa is one of the most interesting and enjoyable Florida tropical areas to live in. You'll enjoy the quality of life in this highly cultural area that features plenty of sunshine, gorgeous ocean and lake views, and a variety of housing options.

To assist you with a rich description of the different neighborhoods in Tampa, we've given you neighborhood summaries below. We suggest you look at our pages featuring golf communities, gated communities, new construction and condominiums as well for pictures and additional information.

Carrollwood
The neighborhood known as Carrollwood today is quite a bit larger than the original area that was developed in the late 1960's. The original stately homes were located around Lake Carroll. Today Carrollwood includes Carrollwood Village and other new subdivisions that offer golf course living, quiet neighborhoods, wide-open spaces and large conservation areas with lush vegetation and mature pine trees. Many shopping plazas and amenities are located at the fringe of these areas.


Dunedin | Palm Harbor
Both Palm Harbor and Dunedin feature scenic downtown areas with great shops and restaurants, with almost 50 percent of the land consisting of single family homes.

You'll find charming older homes in the Dunedin downtown area of which some have been registered as significant historical dwellings with the National Register of Historic places. Residents each spring enjoy Dunedin's Scottish heritage with the annual Higland Games.

Palm Harbor lies north of Dunedin and has relatively hilly terrain with some areas reaching over 80 ft. above sea level. Palm Harbor has developed a healthy local economy recently and attracts new business growth due to the amount of area still available for development.


Gulf Beaches
The following beach communities can be found along the coast and are located within Pinellas County: St. Petersburg, Treasure Island, Madeira Beach, Bellair, Indian Rocks Beach, Redington Shores, Bellair Bluffs, Bellair Shore, Bellair Beach, Redington Beach, Indian Shores and North Redington Beach.

These Gulf Beach communities attract many visitors and tourists and provides a very relaxed lifestyle for those who chose to live there. Residents enjoy the many ocean and boating amenities along the coast.

Each of the above communities has an individual ambiance that is unique. Housing prices vary widely as homes located on the beach or on the intra coastal waterway are more expensive.

You'll find Condominiums from the north end of Sand Key to Indian Rocks and Indian Shores with starting prices from $90,000 to $400,000. Inland prices of homes in the communities of Redington Shores, Redington Beach and Madeira Beach start from $75,000. Waterfront properties can be found with prices up to $1,000,000.


Lutz
Located within Hillsborough County, is the community of Lutz. Lutz has a population of about 10,550 and boasts several lakes and conservation areas. Residents are very protective over the rural life-style they have come to enjoy and strongly oppose the development of large sub-divisions and commercial development in certain areas.

Recently, new developments such as Heritage Harbor, Villa Rosa, Avila and Cheval have added housing options for those seeking homes in golf settings and those offering countryclub amenities.

New Port Richey
New Port Richey was formaly known as Hickory Hammonds until 1914. Residents here enjoy a small town atmosphere in an urban setting. The downtown area of New Port Richey has experienced wonderful renovations and features great shopping with restaurants to satisfy any craving.

Residents here enjoy a relatively short commute to Tampa while residing in an area that provides good schools, plenty of outdoor beauty as well as a unique atmosphere. New Port Richey has attracted many residents looking to retire here as approximately 30 percent of the population are retirees.

This small-town community offers properties for sale that are reasonably priced with single-family homes priced from $40 - 50,000 all the way up to riverfront properties that are around $400,000.


Davis Island
Situated just southwest of downtown Tampa is the beach town of Davis Island. Beautiful Spanish architecture from the late 1800's as well as art deco beach apartment buildings and homes grace Davis Islands. Life here is extremely peacful and laid back. Most of the local shopping is made up of small shops and boutiques.

Properties for sale on Davis Island reflect prime waterfront property prices with an average sales price of $120,000for a residential home. This is a boater's paradise since so many of the residential properties have their own boat slips.


New Tampa
Located right off of Interstate 75 is the rapidly-growing neighborhood of Tampa. New Tampa is experiencing an incredible growth spurt along with shopping centers,restaurants, banks, offices,gas stations and hotels.

Residents who have relocated to New Tampa enjoy the convenience and are attracted for employment opportunities at the technology parks and businesses located there. Crime rate is low in New Tampa which is appealing to families. Due to the extensive growth here, residents enjoy new schools offering some of the best education in Florida.

New Tampa real estate prices reflect the growth and the excellent quality built communities within it's boundaries. Single-family homes are prevalent in terms of housing styles but condominiums are being built and marketed as well. The average home selling price is $171,500.


North Tampa
Over the past few years, North Tampa has experienced tremendous real estate growth. North Tampa is surrounded by the University of South Florida and the University Community Hospital which supplies the area with a large student body and large employee base. Contributing to the vital economic climate of the area are many restaurants, food stores and upscale office and technology parks.

You'll find quite a bit of new development and home building in North Tampa. The average home selling price is $171,500.


Seminole Heights
Located in Seminole Heights is one of Tampa's oldest and most charming historic neighborhoods. Here you'll find tree-lined streets, with stately bungalow homes and the Hillsborough River winding through this lovely neighborhood. Many of the residential properties boast docks and boat launches.

Recently, there has been a lot of restoration to some of the older homes in Seminole Heights. There is a very active neighborhood association that supports the preservation of historic sites and homes. Seminole Heights also has within it's area homes that are small and made of concrete block and not large and historic in nature like some of the historic homes that have been fully restored. Homes for sale that are fully-restored and large can be purchased for approximately $200,000. For those looking for a deal, you can find a good fixer-upper for under $80,000.


Tarpon Springs
Tarpon Springs is a homey small town that was founded by Greek sponge fishermen. Today, you can see the beautiful downtown main street district and Victorian Homes at the end of it that has been registered in the National Registry of Historic Places. Greek restaurants still abound.

Luxury homes are priced from 695,000 in communities like Wentworth that feature four bedrooms, three and a half bathrooms, in-ground pool and boast over 4,000 sq.ft. of living area. Other communities like Riverside, Lake View Villas, Eastlake, Whispering Lakes Estates, River Watch, Sol-Aqua, Keystone, and Tarpon feature resale properties that range in price from $450,000 to the $175's. Temple Terrace
Predominantly a residential area of approximately 6 square miles and barely a 15 minute commute, Temple Terrace is a growing northeast community of Tampa. Currently there is a population of 21,000 in Temple Terrace.

Contributing to the attraction of living there is the University of South Florida. Old time splendor can still be found in the large Mediterranean-style and Florida Cracker-style homes that were popular in the 1920s and 1930s in Florida. The average home selling price is around $171,500.


Ybor City
Ybor City started it's history in the late 1880s in the cigar-making industry creating a large Latin community. Testament to this can still be found today on Seventh Avenue.

In the late 1970s, urban renewal became a big movement in Ybor City and many of the older homes and shops were renovated. Ybor City was designated as a National Historic Landmark District, one of only three in the state. Mainly an entertainment district, more people today are choosing not only to visit Ybor City but to reside there.

The Tampa City government is helping the positive growth of Ybor City by putting in a trolley running from downtown Tampa to Ybor. Hotels and Inns are sprouting up in Ybor confirming the healthy economic climate there.

Developers are investing heavily into the area creating townhomes, apartment buildings and single-family homes. Older homes can be purchsed for under $30,000 to renovate or you can find homes already renovated for over $100,000.
