Cumming is an expanding community with only a short commute to Atlanta. Cumming is just starting to be touched with the outreach of Atlanta. Because of lower taxes and good value for homes, Cumming is very desirable to Atlantans.

Most homes for sale in Cummings are less than six years old. The styles are mainly traditional or ranch with prices ranging from $100,000 to $750,000. However a good selection of homes are available between $150,000 and $250,000. Several upscale communities are located in Cummings and include Polo Golf and Country Club, Olde Atlanta Club, Grand Cascades, Margate, St. Margo and new ones popping up all the time. The price range on these upscale communities range from the mid $200,000's to $600,000.

Lake Lanier has a shoreline of 542 and is shared by mainly by Forsyth and Hall Counties. Lake Lanier is less than an hour commute from downtown Atlanta. The lake area used to be sparsely populated except during the summer months. Today however Atlanta executives have realized the luxury of full time lake living and currently 50% - 70% of residents life here full time.

Prices of homes vary and depend on the location and style of home. Deep-water one-half acre lots with a boat dock privileges can range from $125,000 to $300,000. Many of the homes range in price between $250,000 to $1,000,000. Homes that are close to a million or over are usually estate-type homes.
